The most standard case.

You borrow via your bank. NOÉ provides the business plan, revenue projections, the partnership attestation. You remain 100% owner. NOÉ takes 30-40% of operating revenue.

Third-party investor co-financing

For estates wanting a fast setup without debt.

A third-party investor funds construction. Tripartite revenue share: owner (land + legitimacy) / investor (capital) / NOÉ (management). NOÉ structures the setup and presents the file.

C

NOÉ operational lease

You pay nothing.

NOÉ provides the ecolodges as an operational lease. Initial revenue share more favourable to NOÉ (50-60%) until amortisation, then standard rate. Ideal to start fast without bank commitment.

01 · Do I need to buy anything?

No. No order, no equipment, no commitment to buy. The free audit is exactly what its name says: a diagnosis followed by a recommendation. If we decide to move forward, construction is financed without touching your cash flow (see 'With no investment on your part' section).

02 · How long between decision and opening?

Count 12 to 18 months between your 'yes' and welcoming the first guests. This includes detailed siting study, planning permissions, financial setup, accommodation manufacturing, construction, and local team training. NOÉ orchestrates each step.

03 · What if we don't want to manage visitors?

You have nothing to manage. NOÉ orchestrates check-in, cleaning, concierge, experiences, communications. Our network of certified local providers handles everything on site. You only meet your guests if you wish to (cellar visit, shared dinner) — and that is precisely what they value most.

04 · How is it shared fiscally and legally?

A clear partnership contract defines responsibilities, revenue shares, and obligations on each side. The legal structure is adapted to your situation (SCI, direct operation, commercial lease as relevant). The audit identifies key issues — a lawyer then validates the formalisation.

05 · Who are the architects?

Arthur Mamou-Mani signs our first pilot sites — his international renown (Burning Man, Coachella) serves as the initial signature for the concept. For scaling, NOÉ develops an architectural charter defining our standards: any architect respecting this charter can sign a NOÉ site. In time, a network of certified architects in each target country.

06 · Do you have projects underway?

Several partner estates are currently being evaluated and structured, in collaboration with Arthur Mamou-Mani for the architectural signature. We will communicate publicly on the first sites at their opening, out of respect for our current partners' discretion.

07 · What happens if we want to end the partnership?

The contract includes progressive exit clauses (typically 12 to 24 months) that protect both the owner and NOÉ. Neither party can trap the other. Everything is transparent from signing.

08 · I'm not in France — does that change anything?

No. NOÉ supports estates in France, Italy, Spain, Portugal, and Belgium as of today — and progressively in other countries. The financial and operational structure adapts to local specifics.
